Recently, the Construction Online Newspaper has posted some information about the planning adjustment of Ngoc Tuoc Hill 2 Villa. Some contents are unclear and not objective. About this problem, HODECO would like to give information to the newspaper, readers, customers and investors more clearly.

According to the information received from various sources at 20:00 on 02/01/2019, on the Construction Online Newspaper section “The readers” at the address http://www.baoxaydung.com.vn/news/vn /hoi-_-dap/hodeco-xin-dieu-chinh-quy-hoach-du-an-khu-biet-thu-doi-ngoc-tuoc-2-dan-thiet.html , there is a post “HODECO please adjust the planning of the Ngoc Tuoc Hill 2 Villa Project – People don’t have benifit”
On 08/01/2019, Construction Online Newspaper continued to post the article: “HODECO would like to adjust the planning of Ngoc Tuoc Hill 2 Villa Project: Benefits of people may be abused”.
Because some of contents of the article written by the author (Reporter Group, Manh Cuong) are not clear and not objective, the BR-VT House Development Joint Stock Company would like to give some information about the local Adjustment of Detailed Planning 1/500 Doi Ngoc Hill 2 Villas, Ward 8, Vung Tau City. As follows:
1. Regarding planning land for The National Academy as posted: “Lot 2, HODECO would like to reduce the planning land of the National Academy from approximately 5,000m2 to just over 1,300m2.” HODECO please clarify:
– HODECO does not ask to reduce the land for National Academy from approximately 5,000m2 to more than 1,300m2, but Hodeco updated the adjusted content of Lot No. 2 from 4,975.23m2 to 1,375.23m2. Since the planned land of the National Academy is located in Lot 2 and has an area of 3,600m2, it is separated from Lot 2 (the area remains 3.600m2) under Decision No. 6806 / QD-UB dated December 28, 2000 of BR-VT Provincial People’s Committee and Decision No. 9809 / QD-UBND dated November 7, 2016 of Vung Tau City People’s Committee. This plot is not in the land area allocated to HODECO to implement the project. The company only performs volatile updates in planning adjustments required by the City.
2. On ensuring people’s interests, receiving people’s opinions when adjusting the Planning:
As you posted: “Ngoc Tuoc 2 hill project is invested by HODECO, this company intends to ask for adjustment to its advantage”, “People don’t have benifit”, “The benefit of people may be abused” . HODECO would like to clarify as follows:
– Lot A and Lot B villas, HODECO have traded and contracted of transfer principle for customers. In 2015, HODECO has received applications from these customers about asking for adjustment of changing purpose to build according to the needs of households (with attached documents). In order to facilitate the settlement of residential and business needs of these households and the purpose of improving the efficiency of land use by households, HODECO has asked for adjustment.
– However, in order to ensure the compliance with the law and ensure the rights of other households living here, HODECO has consulted with the people at the request of the Urban Management Office in Document No. 2342 QLĐT-QHKT on September 27, 2017.
– From 2017, under the guidance of competent authorities, HODECO has consulted with people with content (as you posted “adjusting from 06 lots of villas to 01 lot”. first time in 2017). After receiving comments from the Department of Construction, there is a document No. 3244 / SXD-QHKT on October 30, 2017 on the adjustment of the entire front villas on Thi Sach Street of Ngoc Tuoc 2 Hill project into a tourist business hotel.
Until 2018, according to the opinion of the Department of Construction, HODECO has revised the second opinion note, which includes “proposing to adjust 04 lots of villa houses in Lot B (front of Thi Sach street ) and 4 lots Villa houses in Lot A (front of Thi Sach street) into land for housing construction combined with trade and tourism services “and then HODECO completed the consultation of the people, synthesized and presented the officials for considering. (summarize the questionnaires of households attached).
3. Adjusting the 1/500 Planning in accordance with the law:
– The implementation of local adjustments Detailed planning 1/500 Ngoc Tuoc Hill 2 Villa , Ward 8, Vung Tau City, HODECO always ensures the compliance with the provisions of the law, strictly follows the proposed guidelines of Provincial People’s Committee as well as People’s Committee of Vung Tau City.
– The adjustment of Planning 1/500 of Ngoc Tuoc hill 2 villas, Ward 8, Vung Tau City, the competent authorities are now studying the adjusted contents of HODECO. Before asking for adjustment, HODECO has been supported by the Departments of the city.
– In addition, some adjustments as you posted ” lot L adjusted from 28 villas to 32 villas. Lot M ask for adjusting 40 row houses into 41 lots ” is to adjust the design to ensure the appropriate planning with the actual land allocation map according to the opinion of Vung Tau City People’s Committee in Document No. 4299 / TN-UBND dated July 31, 2018.
Above are some ideas of HODECO to clarify the unclear and not objective content that the Newspaper has posted.
